The information below and on the Rental Agreement page of this website outlines our rates, terms and rental policies for both of our guest houses.

AS OF SEPTEMBER 5, 2010, WE HAVE THE FOLLOWING DATES AVAILABLE OVER THE NEXT FOUR MONTHS:

Hale Ulu Lulu:

September 7th (one night), Sept 24th (one night)

October 5th (one night), October 19th (one night), October 23rd thru 26th

November 14th thru 18th, November 21 (one night) November 28 and 29th

December 4th thru the 9th, December 13th thru the 23rd, Dec 27 thru the 30th

Hale Manu:

September 7th thru 9th, Sept 13 thru 16th, Sept 26th thru the 29th

October 2nd thru 4th, 13th thru 16th, October 19th (one night), Oct 23 thru 27th

November 4th (one night), 16th thru 24th, 28th thru the 30th

December 1 thru 3, Dec 8th thru 19th, Dec 30 and 31st

RATES (IN U.S. DOLLARS)

Note: For all reservations made from 7/1/10 on- the Hawaii tax will increase to 13.42%

HALE ULU LULU (ONE BEDROOM):

Two night rate = $250 per night plus 12.42% Hawaii Tax.

Three Nights or more = $225 plus 12.42% Hawaii Tax.

We offer a 10% discount for stays of 7 nights or more. We offer single night bookings at our discretion and usually only if we have a one night gap in between other bookings.

We have a two person maximum in Hale Ulu Lulu (children in Hale Manu only).

HALE MANU (TWO BEDROOM):

Two night rate = $275 per night plus 12.42% Hawaii tax.

Three nights or more = $250 per night plus 12.42% Hawaii tax.

We offer a 10% discount for stays of 7 nights or more. We offer single night bookings at our discretion and usually only if we have a one night gap in between other bookings.

We allow children 12 and older in Hale Manu Only. (Our guest houses are not designed for the safety of younger children.) We allow up to four guests maximum. Sorry, we do not make exceptions to these policies.

We accept Visa, MasterCard, personal or corporate checks, paypal, cashier's checks as well as money orders. For reservations made within 30 days of arrival we do not accept checks. Except for bookings during holidays, we offer a 10% discount for stays of 7 nights or more. Please note: Until confirmed, rates are subject to change.

MINIMUM STAY

We have a two-night minimum stay. Additionally, please inquire about our holiday booking policies. We offer single night bookings at our discretion and usually only if we have a one night gap in between other bookings.

AVAILABILITY

Please email us to request availability of your desired vacation dates. We operate on a "first come, first served" basis. We check email several times daily. Please use the word "availability" in the subject line.

CHECK IN/OUT

Check in time is at 4:00 PM on the day of your scheduled arrival and check out time is at 11:00 AM on the day of your scheduled departure. Our housekeepers are usually scheduled at 11:15 AM on the day of departure to prepare for the next arrival. If you require a different check in or check out time, we may be able to accommodate you depending on availability, however, it must be arranged in advance. Please let us know if you are arriving after dark, we are happy to leave the lights on for you.

POLICY ON RESERVATIONS AND BOOKING

The following policy applies to both guest houses:

We collect 50% of the rental fee along with your signed rental agreement within 3 days of taking your reservation. (We allow up to 5 days if you are mailing your documents and payment) The balance of your rental fee is due 30 days before your arrival. (Please see our cancellation policy below).

Once you have indicated that you would like to book our guest house, we will email our rental agreement and payment information to you. You will have 3 days to fax it to our toll free fax number or scan and email to us (we allow 5 days via regular mail - please email us that it has been mailed) along with your payment due. If we have not received the signed Rental Agreement and payment due within the 3-5 day period, we reserve the right to cancel your reservation. There is a 10% discount for stays of 7 nights or more (except during holiday periods).

We charge appropriate state taxes and fees. Currently these are the General Excise Tax (4.166%) and the Transient Accommodation Tax (8.25%) totaling 12.42% of the total rental amount owed. (Note: the Hawaii tax will increase to 13.42 % as of 7/1/10) Please inquire about our special holiday booking policies. Please inquire with us for bookings more than six months in advance.

CANCELLATIONS

MORE THAN 30 DAYS FROM YOUR ARRIVAL RESERVATIONS MAY BE CANCELLED FOR A FULL REFUND OF ANY MONEY COLLECTED MINUS A $40 SERVICE FEE.

LESS THAN 30 DAYS FROM YOUR ARRIVAL DATE:
You are liable for the entire fee indicated on the Rental Agreement. If we are able to re-book all of the days coinciding with your cancelled reservation, we will return the corresponding rental amount to you minus a $40 service fee. Please inquire about our special booking and cancellation policies during holiday periods.

We highly recommend Travel Insurance issued by a reputable insurance company.Bookings are not guaranteed until payment has been received and processed by us and, until then, are subject to change or cancellation for any reason. Please see our Rental Agreement for further details and information on our rental policies and owner's liability.

CLEANING

Your guest house will be thoroughly cleaned before your arrival and in the condition you will generally find a fine hotel room. You are required to leave the guest house in generally the same condition as when you arrived. Three hours of cleaning is included in the cost of your rental. Any excess hours spent cleaning by our housekeepers may be charged to you at the rate of $20 per hour.

SPECIAL TERMS

No pets, no smoking inside the houses, no parties or excessive noise are allowed in either house. The Guest Houses are for the enjoyment of registered guests only. Hale Ulu Lulu is for adult couples only (no children allowed). In Hale Manu, we allow children over the age of 12. No exceptions are made to these policies.

Once we have responded to your inquiry for available dates and you have indicated that you would like to make a reservation, we will send you a Rental Agreement to sign. This will include the dates of your stay, the total rental amount including applicable taxes and instructions on making your payment when it is due. When we have received your signed Rental Agreement and processed your payment (if it is due at that time), your reservation is confirmed and you can stop dreaming about paradise and start packing!
