The information below and on the Rental Agreement page of this website outlines our rates, terms and rental policies for both of our guest houses.

RATES (IN U.S. DOLLARS)

HALE ULU LULU (ONE BEDROOM):

Three nights or more = $265/nt plus 13.42% Hawaii Tax (Special June $245/nt + tax)

Two night rate = $275/nt plus 13.42% Hawaii Tax (Special June $265/nt + tax)

One night rate = $285/nt plus 13.42% Hawaii Tax. (certain restrictions apply)

Weekly rate = $245/nt plus 13.42% Hawaii Tax.

Hale Ulu Lulu is for adult couples or singles only (children in Hale Manu only, 12 and older please)

HALE MANU (TWO BEDROOM):

Three nights or more = $275/nt plus 13.42% Hawaii tax. (Special June $265/nt + tax)

Two night rate = $285 per night plus 13.42% Hawaii tax. (Special June $275/nt + tax)

One night rate = $295 per night plus 13.42% Hawaii Tax. (certain restrictions apply)

Weekly rate = $265/nt plus 13.42% Hawaii Tax.

In Hale Manu we allow up to two children 12 and older (Our guest houses are not designed for the safety of younger children.) and we allow up to four guests maximum. Hale Ulu Lulu is for adult couples only (2 person maximum). Sorry, we do not make exceptions to these policies.

We accept Visa, MasterCard, personal or corporate checks, paypal, cashier's checks as well as money orders. (All payments must be made in US Dollars) For reservations made within 15 days of arrival we do not accept checks. Please note: Until confirmed, rates are subject to change.

MINIMUM STAY

We do not have a minumum stay requirement however, we offer single night bookings at our discretion and usually only if we have a one night gap in between other bookings. Please inquire about our holiday booking policies.

AVAILABILITY

Please email us to request availability of your desired vacation dates. We operate on a "first come, first served" basis. We are very good about checking email several times daily. Please use the word "availability" in the subject line.

CHECK IN/OUT

Check in time is at 4:00 PM on the day of your scheduled arrival and check out time is at 11:00 AM on the day of your scheduled departure. Our housekeepers are usually scheduled at 11:15 AM on the day of departure to prepare for the next arrival. If you require a different check in or check out time, we may be able to accommodate you depending on availability, however, it must be arranged in advance. Please let us know if you are arriving after dark, we are happy to leave the lights on for you.

POLICY ON RESERVATIONS AND BOOKING

The following policy applies to both guest houses:

We collect 50% of the rental fee along with your signed rental agreement within 3 days of taking your reservation. (We allow up to 5 days if you are mailing your documents and payment) The balance of your rental fee is due 30 days before your arrival. (Please see our cancellation policy below).

Once you have indicated that you would like to book our guest house, we will email our rental agreement and payment information to you. You will have 3 days to fax it to our toll free fax number or scan and email to us (we allow 5 days via regular mail - please email us that it has been mailed) along with your payment due. If we have not received the signed Rental Agreement and payment due within the 3-5 day period, we reserve the right to cancel your reservation.

We charge appropriate state taxes and fees. Currently these are the General Excise Tax (4.166%) and the Transient Accommodation Tax (9.25%) totaling 13.42% of the total rental amount owed. Please inquire about our special holiday booking policies. Please inquire with us for bookings more than six months in advance.

CANCELLATIONS

MORE THAN 30 DAYS FROM YOUR ARRIVAL RESERVATIONS MAY BE CANCELLED FOR A FULL REFUND OF ANY MONEY COLLECTED MINUS A $40 SERVICE FEE.

LESS THAN 30 DAYS FROM YOUR ARRIVAL DATE:
You are liable for the entire fee indicated on the Rental Agreement. If we are able to re-book all of the days coinciding with your cancelled reservation, we will return the corresponding rental amount to you minus a $40 service fee. Please inquire about our special booking and cancellation policies during holiday periods.
We highly recommend Travel Insurance issued by a reputable insurance company.Bookings are not guaranteed until payment has been received and processed by us and, until then, are subject to change or cancellation for any reason. Please see our Rental Agreement for further details and information on our rental policies and owner's liability.

CLEANING

Your guest house will be thoroughly cleaned before your arrival and in the condition you would find a fine hotel room. You are required to leave the guest house in generally the same condition as when you arrived. Three hours of cleaning is included in the cost of your rental. Any excess hours spent cleaning by our housekeepers may be charged to you at the rate of $30 per hour.

SPECIAL TERMS

No pets, no smoking inside the houses, no parties or excessive noise are allowed in either house. The Guest Houses are for the enjoyment of registered guests only. Hale Ulu Lulu is for adult couples only (two person maximum). In Hale Manu, we allow up to two children 12 and older. No exceptions are made to these policies.

Once we have responded to your inquiry for available dates and you have indicated that you would like to make a reservation, we will send you a Rental Agreement to sign. This will include the dates of your stay, the total rental amount including applicable taxes and instructions on making your payment when it is due. When we have received your signed Rental Agreement and processed your payment (if it is due at that time), your reservation is confirmed and you can stop dreaming about paradise and start packing!
